If students are given a nice home in which to live, mutual respect occurs between tenant and landlord. College is more than education....it is also learning the responsibilities of life.

We are Greg and Debbie Harrod, owners of G & D Property Management, and graduates of Ball State University with bachelor’s and master’s degrees. We are proud members of U.A.L.A. (University Area Landlord Association). Our goal of owning the nicest rental properties on BSU campus is evident when driving by any of the homes we own and maintain. We pride ourselves in the way we transform homes and give them new life. All of our homes have off-street parking for each tenant, maintained landscape, hardwood floors, new plumbing, new electrical wiring, new heat/air conditioning, and include all appliances. Each home has been inspected by the Building Commissioner’s office of the city of Muncie and has no code violations for safety. Monthly rent includes all lawn maintenance and monthly house cleaning. Utilities are the responsibility of the tenant. All of our homes have August leases which we sign in the month of October for the following school year. Current tenants are typically given first option to sign. Availability of homes is determined on October 1 each school year.

The U.A.L.A. (University Area Landlord Association) consists of landlords dedicated to providing clean, safe, and well-maintained student-rental housing in the neighborhoods surrounding Ball State University. At the foundation of our housing standards and expectations is the Housing Code of 2002 set forth by the City of Muncie. We are committed to being highly responsive to the housing needs of our tenants, as well as working in partnership with them to ensure that our properties are maintained in such a way that they contribute positively to the university-area neighborhoods.
